How it works

Four steps. About ten minutes.

  1. 1
    Enter your address

We find your official record: assessment, size, condition, last sale, and your assessment history.

  2. 2
    Tell us about the house

Leaky roof, old wiring, water damage. The City's model has never been inside; you tell it what it missed.

  3. 3
    See your case, free

Real sales from your block, and how your assessment compares to your neighbors'. If the numbers don't support an appeal, we tell you not to file.

  4. 4
    Preview, pay, submit

Preview the completed official form, pay once to unlock it with your evidence, then submit it yourself or sign digitally and have us file it for you.

Why flat fee

Keep 100% of your savings.

National appeal companies charge a cut of what you save, usually 25% to 35%, and often don't say so until you sign. We charge $49.99 once. Same appeal, and your savings stay yours, this year and every year after.

Is this only for homes?+

Yes. We appeal residential property tax assessments in Philadelphia, nothing else. Not parking tickets, not income taxes, not insurance.

What if my assessment is actually fair?+

Then we tell you, free, before you pay anything. An appeal can also raise an assessment, so filing a weak case is worse than not filing.

Do I have to go to a hearing?+

You choose on the form: an oral hearing (in person or by Zoom) or a written appeal decided on the evidence. Most flat-fee cases do fine on the written record.

What do I get for the fee?+

The City's official appeal form completed field by field, plus an evidence packet: comparable sales from your block, an assessment-uniformity analysis, your condition statement with photos, and the tax math.

Can you file it for me?+

Yes. For $19.99 more you sign digitally and we file your signed appeal and evidence directly with the BRT within 2 business days. You're copied on the filing and receive written confirmation.
